Real Property Appraisal

An appraisal is an opinion of the quality, value or utility of a specific property.  The reasons for performing a real estate appraisal are varied.  They are usually required whenever real estate is sold, mortgaged, taxed, insured or developed.  Appraisers may be employed by financial institutions, government agencies, real estate services corporations, or they may be in business for themselves and work independently.      


Individuals interested in pursuing a career in Real Estate Appraisal must complete the following NC Appraisal Board (NCAB) "Approved" pre-qualifying" classes for each level of Appraiser.   

REGISTERED TRAINEE (90 HOURS)

Basic Appraisal Principles (30 hours)

Basic Appraisal Procedures (30 hours) 

National USPAP  (15 hours)

Residential Market Analysis and Highest & Best Use (15 hours)

CERTIFIED RESIDENTIAL (200 HOURS)

Residential Appraiser Site Valuation and Cost Approach (15 hours)

Residential Sales Comparison and Income Approaches (30 hours)

Residential Report Writing and Case Studies (15 hours)

Statistics Modeling and Finance (15 hours)

Advanced Residential Applications and case Studies (15 hours)

Appraisal Subject Matter Electives (20 hours)

 

CERTIFIED GENERAL (300 HOURS)

 

General Appraiser Sales Comparison Approach (30 hours)

Statistics, Modeling and Finance (15 hours)

General Appraiser Sales Comparison Approach (30 hours)

General Appraiser Site Valuations and Cost Approach (30 hours)

General Appraiser Income Approach (60hours)

General Appraiser Report Writing and Case Studies (30 hours)

Appraisal Subject Matter Electives (30 hours)

 


 

 

License Law Changes:

As of January 1, 2008, all Certified Residential Appraiser applicants must have at least an Associates Degree (in any field) and all Certified General Appraiser applicants must have a Bachelor's Degree (in any field).
